Celebrating Cherry Creek

As CAP Management takes on the property management duties for our newest HOA in the Cherry Creek neighborhood, we thought celebrating it with a blog on the growth of the area would be just right.

The Cherry Creek area in Denver, which includes the shopping district along East 1st Avenue (including the mall), the Cherry Creek North shopping district and residential neighborhood and the Cherry Creek greenway and its environs, is one of the fastest growing areas of Denver. It has seen a great increase in attention in recent years. The City and County of Denver states that as many as 1.3 million people visit the district each month! Knowing what a valuable asset the district is, Denver has created a new plan for the area to ensure its continued successful growth into a world-class mixed-use neighborhood. Since the 2012 adoption of the Cherry Creek Area Plan by the City, there has been much growth in the district. Some of this growth is vertical. The new plan lifts the height limit on some new buildings and developers have been responding. Here is a look at just two projects under construction now that will aid in changing the feel of the area:

100 Saint Paul

Located on the northeast corner of East 1st Avenue and St. Paul Street, this mixed-use office/retail building will soon rise to be eight stories from what was a single-level bank previously. With retail units at street level, 149,000 square feet of office space will occupy the remainder of the building. It is aiming for LEED-Gold certification meaning that it is a highly environmentally friendly development. We can’t wait to see what features make it so sustainable and what great shops might open to add even more vibrancy to what is already a shopper’s paradise.

250 Columbine

This mixed-use development will also contain ground floor retail and some office space (70,000 square feet) but it will additionally contain residential space – 80 units worth! Even though this project is not very far along, at least 25% of the residential space has been purchased by folks looking to relocate to this thriving area.

There have been many new residential units added to the Cherry Creek area in recent years.  CAP Management is so pleased to have been able to be a part of this growth by managing multiple developments in the area.
