Plan

Our strategic planning process is thorough and comprehensive, establishing a board-driven, multi-year community improvement plan that begins with a reserve study analysis, preferred contractor evaluations, and collaborative goal-setting workshops with the Board. CAP Project Management leaves no stone unturned, developing the thorough scope of works and requests for proposals (RFPs), project financing plans, and models to ensure the association is prudent with its reserve funds. Our network of preferred professionals is vetted and evaluated in order to bring your community a high-quality yet cost-effective solution to the property’s construction needs.

Manage

A large capital improvement or reserve study project requires professional coordination and management. In partnership with the awarded contractor, CAP Project Management oversees all aspects of the construction schedule. We coordinate work schedules, manage temporary closures, post notices, and communicate regularly with residents, homeowners, and the Board. Our goal is to direct an efficient, successful project with minimal disruption to the community.

Complete

Quality control is one of CAP Project Management’s values: a project is incomplete until all goals are met. On behalf of the Board, we ensure no detail is left unfinished by conducting a punch list and final walkthrough with the project team. A final report and project recap will be presented to the community during a monthly or special meeting so all owners and residents are well informed.
