HOAs that plan for the future have better financial outcomes, happier owners, reduced risk of special assessments, more stable dues rates, and increased property values. But we know from experience that many associations fall into a reactive cycle: they focus on immediate needs and fail to plan ahead. It’s understandable, but only dealing with urgent matters leads to pitfalls. Compounded deferred maintenance leads to reduced property values, artificially low dues hamstring he board’s ability to maintain the property, eventually the community may fall behind its neighbors. By the time some HOAs realize they need a plan, they have a steep hill to climb.
